Zoning Hearing Board Public Meeting



The Zelienople Zoning Hearing Board will hold a Public Meeting on Wednesday, January 25, 2023, at 7:00 PM, to hear following request for a Variance:


Andrew and Julie Chittock, property owners of 100 South High Street Zelienople, PA, intend to raze the existing garage and propose building a detached garage in the rear section of the property.  The lot (Butler County Parcel 550-S2-BS4-0000) is 10,640 sq ft and located in R-3, Urban Residential Zone.  A variance has been requested to locate the new garage 5’ from the rear property line, adjacent to 214 East New Castle.  The new structure will exceed the minimum 20’ setback requirement.  The new structure will not exceed the minimum 5’ side property line requirement.  Therefore, a variance is being requested for the rear property line setback requirement.

The Borough of Zelienople code of ordinances §779-603.5, A (6) requires that all lots in R-3 Urban Residential District must have a minimum rear yard depth of 20 feet from the rear lot line.  

 Anyone wishing to speak for or against this request for a variance should be present at this meeting.  Written comments shall be accepted no later than forty-eight hours prior to the Hearing, shall be submitted to the Borough Zoning Officer at that office in the Borough Building and will then be made a part of the record at the Hearing.
